Overview
Clear Environmental was instructed to deliver a Geo-Environmental Assessment to support a planning application for the redevelopment of a former petrol filling station and garage in Kent. The proposed scheme included 7 residential dwellings, with the assessment also informing the client’s abnormal costings and sale strategy.
Scope
- Assess contamination risks.
- Develop a preliminary Conceptual Site Model (CSM).
- Support the planning submission with a regulator-aligned environmental assessment.
- Quantify potential remediation and abnormal costs to inform land valuation and sales strategy.
Outcome
We reviewed historical records, assessed environmental risks, and engaged with the local Petroleum Officer. Our clear, commercially focused advice outlined potential contaminant linkages and informed abnormal costings. The report was delivered within 10 working days, supporting confident planning and disposal decisions.
