Overview
Clear Environmental was appointed to undertake a contaminated land desk study (Phase 1 Environmental Assessment) for a rural development site in Kent. The assessment was required to support a planning application for a residential development and assess potential contamination risks associated with the site’s current, historical and surrounding land uses.
Scope
- Identify potential contamination risks based on historical and environmental data.
- Develop a preliminary Conceptual Site Model (CSM).
- Provide clear recommendations to inform planning and next-stage assessment, if required.


Outcome
We reviewed historical mapping, environmental databases, and regulatory records to identify any potentially contaminative land uses on or near the site. A site walkover was also conducted to verify current conditions. Our report concluded that the risk of contamination was low, with no further investigation recommended, supporting a smooth planning process for the proposed development.
