Clear Environmental was instructed to complete an Environmental Due Diligence Assessment for Units 3 & 4 at Cube M4 Business Park, Bristol. The work formed part of pre-acquisition due diligence to help the client understand any environmental constraints associated with historic land uses, potential contamination, and flood risk.
The site comprises office units within a wider commercial estate. Our assessment focused on identifying potential environmental liabilities linked to former uses, nearby industrial activities, drainage infrastructure, and any risks that could affect asset value, operation, or may lead to regulatory intervention.
Scope
- Review historical mapping, regulatory records, and environmental datasets to identify potential contaminative land uses and off-site risk drivers.
- Evaluate flood risk to determine potential impacts on insurability, business continuity and future liabilities.
- Assess on-site activities to identify any legacy contamination indicators.
- Identify environmental liabilities that could impact value, insurance, compliance, or the building’s operational resilience.
- Provide clear, commercially focused advice to support acquisition decisions.

Outcome
The report was completed within 7 days of instruction, providing the client with a fast, commercially focused assessment of environmental and flood-related risks. Based on our findings, the site was confirmed to be low risk, allowing the transaction to progress with confidence.
