Overview
Clear Environmental was instructed to undertake an Environmental Due Diligence Assessment for an industrial site in Staffordshire as part of a property transaction. The client required rapid, clear advice on environmental risk to support insurance placement and allow the acquisition to proceed without delay.
The site comprised established industrial uses within a commercial setting, with a complex operational and regulatory history. Historic land uses, permitting considerations and legacy mining created a potential heightened environmental risk, requiring careful interpretation and professional judgement.
Our role was to provide a pragmatic, evidence-based assessment to put those risks into context and support informed decision making.
Scope
Undertake a site walkover to determine current site conditions, identify any potential environmental constraints and compliance / non-compliance with existing environmental permit.
Review historical land use, regulatory records, and environmental datasets to assess potential contaminated land and environmental liabilities.
Consider environmental risk in the context of insurability, on-going liability transfer and transaction certainty.
Deliver clear, commercially focused conclusions aligned with the needs of insurers and professional advisors.


Outcome
A site walkover was completed within 24 hours of instruction, allowing verification of site conditions and identification of any potential environmental red flags. No significant issues were observed that would indicate unacceptable risk in the context of the existing use.
The subsequent Environmental Due Diligence Assessment confirmed that environmental risks were manageable, with no evidence of conditions that would prevent the transaction progressing.
The final report was delivered within 48 hours of instruction, providing the client and their advisors with the clarity required to proceed.
As a result, the deal progressed with confidence, demonstrating the value of rapid, commercially focused environmental due diligence when transactions are under time constraints.
