Phase 1 Geo-Environmental Desk Study - London
Overview
Clear Environmental was appointed to undertake a Phase 1 geo-environmental desk study to support the proposed redevelopment of an existing London site to provide a new residential dwelling.
The project team needed to establish whether the planning proposals introduced a material contaminated-land risk and whether any additional intrusive environmental investigation would be required before the scheme progressed.
Scope
- Review the site history, environmental setting and relevant planning information.
- Undertake a site walkover and assess current site conditions.
- Review previous third-party ground investigation information available for the site.
- Develop a preliminary conceptual site model and assess potential contaminant linkages for the proposed residential use.
- Identify any remaining contaminated-land and geotechnical considerations relevant to planning and design.
Outcome
The Phase 1 assessment concluded that no further works were required in relation to contaminated land and that no remediation was considered necessary for the proposed residential reconfiguration.
This allowed the project team to progress without commissioning an additional contamination-focused Phase 2 investigation, while separate geotechnical design requirements could be addressed independently. The result provided a proportionate planning route based on the actual site risk rather than defaulting to further intrusive environmental investigation.
